Our Resident and Company Policies:

 
  1. Background Checks.

All of our applicants and anyone 18 or over that will be living in the house must apply online separately, and undergo a thorough background check and credit report online through our portal on Zillow.com or Apartments.com. All credit levels feel free to apply!

 

4. Smoking.

Smoking is NOT allowed at this property, at any time, inside or outside.

 

2. Income.

Family income must be 3.5x the monthly rent, and proof is required (pay stub, W2, or last two years tax returns for self-employed).

3. Appliances.

The home currently available (2596 Meadow Run) currently has a Fridge, Cooktop, Dishwasher, and Double Oven. The tenant has use of these items while renting the property.

 

5. Animals.

Small animals are allowed (under 50 lbs.) for an additional non-refundable deposit of $1,000 per animal, and an extra monthly charge of $100 per animal. Certain breeds are not allowed; please check with us to confirm.

6. Insurance.

Before the tenants receive keys, the tenant must put all utilities in their name and is required to show proof of renter’s insurance, paid one year in advance, to protect their personal property with at least $100,000 liability protection.

 

9. Home Showings.

Homes are shown in person to qualified applicants.

 

7. Rent Discount.

As an incentive to the tenant to pay the rent ahead of time, and for being responsible for the first $100 on any maintenance or repairs, a discount of $100 will be deducted from the regular rental amount for rent paid on or before the 1st. Rent rate advertised is the discounted rent rate. A late fee of 10% will also be added to the regular rent for any rent received after the 1st of the month. All rent is paid by automatic bank ACH transfer through our portal on Zillow.com; no paper checks or cash are accepted for rent payments. 

8. ID.

Residents provide a copy of the driver’s license or photo ID for each person 18 and older who will be living at the property.

 

10. Motorcycles.

No motorcycles.

 

Tenants wishing to sign a lease longer than one year will be given priority consideration. 

Please apply early for priority consideration, as homes of this nature usually rent very quickly!
